From Listing to Closing
What Happens After Your Home Goes Under Contract
Getting an offer on your home is a huge milestone — but it’s not the finish line just yet. Once your property is under contract, the real work begins behind the scenes. From inspections to paperwork to moving prep, there are several important steps between now and handing over the keys. Here's what to expect during the closing process and how we help make it smooth from start to finish:
1. Offer Accepted — Now What?
Once you’ve accepted an offer, your home is officially “under contract.” That means both you and the buyer have agreed to the price and terms — pending a few key contingencies. The timeline typically starts now, with deadlines built into the contract for each phase of the process.
Tip: We’ll review the offer terms together and make sure everything aligns with your goals before you sign.
2. Home Inspection
Most buyers will schedule a professional inspection within a week of going under contract. This gives them a detailed look at the condition of the home — from the foundation to the roof, and everything in between. Depending on the results, the buyer might request repairs, a price adjustment, or additional credits.
What we do: We’ll prepare you in advance, help you respond strategically, and negotiate fairly to keep the deal moving forward.
3. Appraisal
If the buyer is financing the purchase, their lender will order an appraisal to confirm the home’s value supports the loan amount. If the appraised value comes in lower than the agreed sale price, we may need to renegotiate or provide supporting market data.
What we do: We proactively prepare for this by pricing your home right and providing the appraiser with comparable sales and property upgrades.
4. Title Review & Legal Checks
A title company or attorney (depending on the state) will ensure the home is legally ready to sell — confirming that the title is clean, all liens are resolved, and no legal claims stand in the way of the sale.
What we do: We coordinate with the title company, your attorney, and the buyer’s team to ensure a smooth legal transfer.
5. Buyer’s Final Mortgage Approval (Underwriting)
During this time, the buyer’s lender will finalize the mortgage through a process called underwriting. This involves a thorough review of the buyer’s finances and documentation.
What we do: We stay in close contact with the buyer’s agent and lender to track progress and keep your timeline on track.
6. Final Walkthrough
Typically scheduled 24–48 hours before closing, the buyer does a final walkthrough of the home to ensure everything is in the agreed-upon condition. This includes checking repairs and making sure no unexpected damage occurred.
What we do: We prepare your home for the walkthrough and resolve any last-minute concerns to avoid closing delays.
7. Closing Day
You’ll sign the final documents, hand over the keys, and officially transfer ownership to the buyer. Congratulations — the home is sold!
What we do: We’ll walk you through every document, make sure all details are buttoned up, and celebrate the finish line with you.
